How to Calculate Your Home Loan EMI (with Interactive Calculator)

· 2 min read

Buying a home or a car is a major financial decision. One of the first questions you ask yourself is, "What will my monthly payment be?"

Equated Monthly Installment (EMI) is the fixed payment amount made by a borrower to a lender at a specified date each calendar month. Equated monthly installments are used to pay off both interest and principal each month so that over a specified number of years, the loan is paid off in full.

The Mathematical Formula

The mathematical formula to calculate EMI is:

EMI = P × r × (1 + r)^n / ((1 + r)^n - 1)

Where:

  • P = Principal loan amount
  • r = Monthly interest rate (Annual rate divided by 12)
  • n = Number of monthly installments (Loan tenure in years × 12)

While the math is good to know, nobody wants to calculate this by hand.

As you adjust the sliders above, you'll see your monthly payment update in real-time. Notice how a small increase in the interest rate can significantly change your total interest paid over 20 years.

Tips for Lowering Your EMI

  1. Increase Your Down Payment: The more you pay upfront, the lower your principal loan amount (P) will be.
  2. Negotiate the Interest Rate: Even a 0.5% reduction in the interest rate can save you lakhs of rupees over a 20-year term.
  3. Opt for a Longer Tenure: While a longer tenure reduces your monthly EMI, be aware that it increases the total interest you will pay over the life of the loan.
